The affordable housing lottery has launched for 360 Shepherd Avenue, an eight-story residential building in East New York, Brooklyn. Designed by S. Wieder Architect and developed by Hershy Silberstein of Blue Shine Builders Inc. DBA Blue Sky, the structure yields 64 residences. Available on NYC Housing Connect are 15 units for residents at 40 to 90 percent of the area median income (AMI), ranging in eligible income from $37,783 to $157,500.

Amenities include a shared laundry room, elevator, gated access, and a virtual doorman. Residences are equipped with air conditioning and energy-efficient appliances. Tenants are responsible for electricity which includes stove and heat.

At 40 percent of the AMI, there are two studios with a monthly rent of $960 for incomes ranging from $37,783 to $51,840; four one-bedrooms with a monthly rent of $1,019 for incomes ranging from $40,560 to $58,320; and one two-bedroom with a monthly rent of $1,202 for incomes ranging from $48,755 to $70,000.

At 60 percent of the AMI, there is one one-bedroom with a monthly rent of $1,601 for incomes ranging from $60,515 to $87,480; and four two-bedrooms with a monthly rent of $1,901 for incomes ranging from $72,720 to $105,000.

At 90 percent of the AMI, there are three two-bedrooms with a monthly rent of $2,949 for incomes ranging from $108,652 to $157,500.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 3, 2025.

  4. I came back just to reiterate how garbage ugly this turd is. Looks like if you turned a suburban logistics warehouse into an cheap apartment building in East NY.
